Mortgage Credit Certificate

MCC

A Mortgage Credit Certificate may provide an annual federal tax credit based on a portion of the mortgage interest paid.

  • May create long-term tax savings
  • Available to qualifying first-time buyers or those who have not owned a primary residence within the last three years
  • Must be used with TSAHC down payment assistance
  • May be available at no cost for eligible Texas Heroes
02Mortgage Assistance

Fixed-Rate Loan + DPA

Up to 5%

TSAHC offers fixed-rate mortgage options that may be paired with down payment assistance.

  • Multiple rate, loan, and assistance options
  • DPA may be available up to 5% of the loan amount
  • Assistance may be structured as a grant or second-lien loan
  • No first-time homebuyer requirement for DPA
