Cristina Olivia Rosenthal
Real Estate · Structured Finance · Risk · North Texas
An experienced real estate agent in DFW with more than 20 years across real estate finance, underwriting, structured credit, risk, and complex property analysis.
Cristina brings institutional financial discipline, legal insight, market intelligence, and sophisticated transaction experience to buyers, sellers, investors, and relocating clients throughout Dallas–Fort Worth and North Texas.
Her perspective was shaped long before she became a North Texas real estate advisor.
A Chicago native who relocated to Texas in 2008, Cristina began her career in the subprime mortgage industry as an analyst with Lehman Brothers. That early exposure to mortgage finance, collateral, credit quality, and capital markets established the analytical foundation that would later define her work across real estate, structured finance, banking, and underwriting.
Over the following two decades, her experience expanded across residential and multifamily real estate, commercial lending, asset-based finance, construction finance, global wealth, investment management, and complex credit risk.
Property & Collateral Risk
Condominium & Appraisal Risk
Cristina served as a Subject Matter Expert in condominium risk reviews and complex appraisal-risk regulatory reviews, evaluating projects through the intersection of collateral quality, documentation, eligibility, financial condition, marketability, insurability, and secondary-market requirements.
That experience provides a particularly sophisticated perspective for buyers and sellers navigating condominiums, townhomes, attached housing, investor-owned projects, and properties involving complex underwriting considerations.

Cristina served as Head of Underwriting and Credit Risk for a financial technology company, leading compliance-driven underwriting across financial services that included payment SaaS and banking-as-a-service environments.
Her responsibilities centered on underwriting discipline, regulatory compliance, financial analysis, credit policy, risk identification, portfolio quality, and scalable decision frameworks.

Vice President, Underwriting & Credit Risk
Cristina served as Vice President of Underwriting with individual credit authority of up to $75 million, evaluating and approving complex, high-value transactions across the United States, Canada, Mexico, and Europe.
Her portfolio experience included more than $15 billion in credit facilities across real estate, aerospace and defense, healthcare, franchise finance, legal services, food and beverage, entertainment, industrial businesses, and other middle-market sectors.

Multifamily underwriting.

Her work included underwriting 4% and 9% LIHTC developments, municipal debt, tax-exempt bond financing, tax-credit equity, layered capital stacks, and multifamily projects exceeding $50 million in development cost.
She also collaborated with the Dallas Public Facility Corporation and Dallas Housing Finance Corporation on mixed-income, workforce-housing, and tax-exempt financing strategies.
Legal Foundation
Property, process & documentation.
Cristina holds a Bachelor’s degree in Business and a Jurisprudence degree from Loyola University Chicago School of Law. Her Jesuit education emphasized excellence, service, intellectual discipline, personal growth, and purpose-driven leadership.
During law school, she gained practical exposure to the Circuit Court of Cook County, including Real Estate & Tax Services, mortgage foreclosure matters within the Chancery Division, and eviction proceedings involving Forcible Entry & Detainer.
This experience strengthened her understanding of property rights, public records, foreclosure procedures, housing matters, documentation, compliance, and the procedural framework surrounding real estate.
Military Community
Service deserves understanding.
While working with USAA, Cristina developed a firsthand appreciation for the unique challenges military families face, including PCS relocations, deployments, overseas assignments, compressed timelines, and complex financial decisions.
Supporting members of the United States Armed Forces was a privilege that continues to shape the care she brings to military relocation clients throughout Texas.
Her Approach
“Real estate is not simply about the property. It is about understanding the capital, risk, documentation, market and people behind the transaction.”
